Superior Tenant Screening

In selecting the right residents for your rental property, we believe that an ounce of prevention is worth 10,000 pounds of cure. We want to ensure that our property owners get the caliber of renters they deserve. That's why we utilize a 8 step screening process on each and every adult rental applicant.

  • We pull a national credit report on each and every adult rental applicant
  • We do an "Eviction Search" throughout California to ensure that our applicant hasn't been evicted in the preceding 7 years
  • We do a verification with former landlord of payment history and care of property
  • We do a verification of the applicant's employment or income
  • We do a "Criminal Background Check" on all adult applicants
  • National registered sex offender search, OFAC Patriot Act and FBI most wanted lists
  • Driving records
  • Personal references

Because of our Superior Tenant Screening Process, we are able to avoid "rent-jumping" tenants (the ones who don't pay rent, damage properties and move out in the middle of the night). We hope you haven’t dealt with this in the past and we work hard to insure you won’t deal with it in the future.

Lease Agreements & Legal Disclosures

Once a new tenant has been selected, proper contract documentation, disclosure statements and general administrative items ensure the transaction remains on task and that all parties involved understand their role and responsibility in the agreement. A few of these items include:

  • Prepare all lease agreements
  • Provide disclosure statements as required by state and federal guidelines
  • Provide tenant with extensive "Move-In, Move-Out" checklist at time of possession of property
  • Work with tenant to provide a timely rent payment each month and appropriate tenant care of the home.
